Asphalt Milling

Milling, also called cold planning, removes a controlled depth of existing asphalt before new pavement is installed.

Milling may be appropriate for:

• Widespread surface cracking
• Rutting and uneven pavement
• Worn or deteriorated asphalt
• Grade and elevation corrections
• Preparing for an asphalt overlay
• Removing failed surface layers

The amount of pavement removed depends on the existing condition. Partial-depth milling removes deteriorated upper layers, while deeper milling may be required where damage extends farther into the pavement structure.

Not every deteriorated parking lot requires complete reconstruction.

Mill & Overlay

When the underlying pavement and base remain stable, the deteriorated surface can often be milled and replaced with new asphalt. This removes damaged material while preserving pavement that is still structurally useful.

Full-Depth Paving

When failure extends through the asphalt or into the underlying base, surface milling alone may not correct the problem. Failed pavement may need to be removed so the base can be repaired or reconstructed before new asphalt is installed.

New Asphalt Paving

New construction and major reconstruction projects require proper grading, base preparation, drainage, asphalt placement, and compaction based on the expected traffic and use of the property.

This distinction matters because paving over structural failure may improve appearance without correcting the underlying cause.
