Helps Slow Surface Deterioration
As asphalt ages, exposure to sunlight, weather, traffic, and automotive fluids can dry and weaken the surface. Sealcoating helps protect the upper layer of pavement and can be an important part of a preventive maintenance program.
It does not repair structural pavement failure, but when applied to asphalt that is still in serviceable condition, it can help slow normal surface deterioration.
Helps Limit Water Intrusion
Water can enter pavement through open cracks and damaged areas. Once moisture reaches lower pavement layers, freeze-thaw cycles and base deterioration can contribute to larger failures.
