Helps Slow Surface Deterioration
As asphalt ages, exposure to sunlight, weather, traffic, and automotive fluids can dry and weaken the surface. Sealcoating helps protect the upper layer of pavement and can be an important part of a preventive maintenance program.
It does not repair structural pavement failure, but when applied to asphalt that is still in serviceable condition, it can help slow normal surface deterioration.
Helps Limit Water Intrusion
Water can enter pavement through open cracks and damaged areas. Once moisture reaches lower pavement layers, freeze-thaw cycles and base deterioration can contribute to larger failures.
Sealcoating helps reduce surface exposure to moisture, while cracks and damaged areas should be repaired separately before the coating is applied.
Restores a Uniform Appearance
Older asphalt gradually fades from dark black to gray as it oxidizes and weathers. Sealcoating creates a darker, more consistent surface that can improve the appearance of commercial parking areas.
