Snow doesn’t close a property. A late plow does.

Tenants can’t get in. Deliveries stack up at the dock. The fire lane disappears, and the accessible stalls end up under the pile because nobody knew where they were. Then the overnight refreeze turns the walks into the liability.

Good snow service is not heroic. It shows up on the trigger written into the contract, clears what the contract says, and salts what refreezes. Good maintenance should go unnoticed. That goes double in February.

Two ways to price it

CMC prices snow per site, after we walk the property. You choose the structure that fits your budget:

  • Seasonal. One flat number for the winter, snow or no snow. You know the cost in October.
  • Per push. You pay for each plowing and salt application, so a light winter costs less and a heavy one costs more.

After the walk, we recommend the one that fits your site.

What every CMC snow contract covers

  • Plowing of drive lanes, parking fields, entrances, exits and loading areas, to the triggers written for your site
  • Salting and de-icing of lanes, entrances and slopes, including freezing rain and refreeze nights that never reach a plow trigger
  • Sidewalks and building entrances cleared and treated
  • Piles pushed back to the stacking areas marked on your site map
  • A pre-season site walk with photos and a map of priority areas, stacking zones and anything a blade should stay clear of
  • Curbs, islands, hydrants and drains staked by our crew before the first storm

Billed separately: hauling snow off site, or relocating piles once the stacking areas fill.

Seasonal or per push, the scope is the same. Only the way you pay changes.

They were great and professional

Who we plow for

Commercial properties only: retail and shopping centers, office parks, industrial and distribution sites, medical offices, schools, and HOA and condominium lots. No residential driveways.

The crew that paints your lot plows it

CMC stripes, seals, patches and fills cracks on Long Island lots the rest of the year. So the crew running the plow in February knows what sits under the snow: the islands, drains, wheel stops, curb lines, accessible stalls and fresh crackfill.

That means fewer gouged curbs, fewer buried accessible stalls, and fewer blades catching a raised catch basin. In March there is no second contractor to argue with. The lot was photographed before the season, and the same company walks it after.

Order starts on the pavement. Snow just covers it.

How the season runs

  1. Walk. Before the season, we walk the lot, photograph existing conditions, and map priority areas, stacking zones and no-go zones.
  2. Write it down. Seasonal or per push, the triggers for plowing, salting and walks, opening times, and what is included go into a site-specific agreement.
  3. Stake. Our crew stakes curbs, islands, hydrants and drains before the first storm.
  4. Clear what’s in use first. When a storm hits during business hours, crews keep emergency access, entrances and walks open while people are on site. Once the lot empties at night, we come back for the drive lanes and parking fields.
  5. Walk it after. After the last storm, we walk the lot with you and note winter wear, so spring repairs and the restripe get planned instead of discovered. Plan patching. Avoid panic.

Snow service FAQ

Plowing, salting and de-icing, sidewalks and entrances, and staking before the first storm. Hauling snow off the property is billed separately.

It depends on how much budget swing you can absorb. Seasonal is one fixed number, the same in a light winter or a heavy one. Per push costs less in a light winter and more in a heavy one. After the walk, we price your site and recommend one.

During business hours we keep emergency access, entrances and walks clear. Drive lanes and parking fields get the full clearing at night, once the cars are gone.

Before the season, so the site can be walked, staked and mapped while the ground is clear. We are booking the 2026-27 season now.

The amount of snow that sends the crew out. It decides when anyone shows up, so plowing, salting and walks each get their own trigger, in writing.

Some scuffing on high spots and paint is normal winter wear on any plowed lot. Gouges and broken curbs are not. Pre-season photos settle which is which, and because we sealed and striped the lot, we know where the fresh work is.

Yes. Snow and ice operations are covered, and property owners can be named as additional insured. A certificate is available on request.

No. CMC works on commercial properties only.
